[ENG/DEU] The search for happiness continues! / Die Suche nach dem Glück geht weiter!

After reporting on the general idea and what I'm planning there in the article before last, and then abandoning the location I initially had in mind in the last article, I want to show you my current favorite.
This time I even have photos - at least from the outside. We're talking about the blue building on the second floor on the left.
The monthly rent for this location is 1,200,000 Gs. and so 200,000 Gs. (currently 25.66 USD) more expensive. The location is in some aspects better, in some aspects possibly worse. (Shown here as Google Streetview.) We are talking about the location behind the left glass front on the upper floor. To the left is a barber shop called “Music Stage Barberia” - the owner is also a musician. I don't see this as competition for the musical aspect of my project, as the business is actually hairdressing and yes, there is music playing there, but it's a barbershop. Originally, the owner wanted to integrate a live music aspect, but didn't pursue it.
The upper floor has a certain disadvantage: the loud people don't usually look up. As you can see in the photos below, the higher location compensates for this to a certain extent. And when it flashes and lights up in the evening, it certainly attracts attention. You could also attract attention with a cleverly positioned sign that lights up and possibly even has a loudspeaker in it. On the other hand, the upper floor naturally offers a cool view over the park/square in front of it. The parking situation is also rather "suboptimal".
I've already written to the landlady, but haven't had a conversation with her yet. I haven't been able to measure the exact size yet, but I know the hairdressing salon (I've already played there), which is basically exactly the same size. Like the old location, not huge overall, but wider and less deep. In the end, however, it suits me because I don't want a huge location - it has to be equipped and the rent has to be paid.
In the Streetview linked above, you can also see a vacant store on the first floor - and of course this place is 4 or even 5 times as big with all the glass fronts, but it also costs 4 million guaraní in rent (currently 513.28 USD). That's a lot for me. It's not too expensive compared to other places, but it's too much for me. 1.2 million is okay - I can easily generate that without any pressure on my neck. But with 4 million in rent + maintenance + staff costs, ... No, I don't put myself under that pressure. At least not on my own. As an office, it would be too big for me alone and a lot of work to finance for the musical aspect. And ultimately, the music aspect should be the secondary aspect financially - I have enough digital work to finish first. Within the current plans... Of course the lower location is cool... But I don't want to expose myself to this cost pressure on my own. Be that as it may...
Because I already mentioned in the last article that the current location is basically visible from the whole square, I took 2, 3 photos for you.

Nachdem ich im vorletzten Artikel über die generelle Idee berichtet habe und was ich dort plane, dann aber im letzten Artikel dann von der anfänglich anvisierten Location Abstand genommen habe, will ich euch meinen aktuellen Favoriten zeigen.
Diesmal habe ich sogar Fotos - zumindest von Außen. Wir sprechen hier von dem blauen Gebäude, im ersten Stock links.
Die monatliche Miete dieser Location ist mit 1.200.000 Gs. also 200.000 Gs. (aktuell 25.66 USD) teurer. Die Lage ist in manchen Aspekten besser, in manchen Aspekten evtl. schlechter. (Hier als Google Streetview ersichtlich.) Wir reden von der Lokalität hinter der linken Glasfront im oberen Stockwerk. Links daneben ist ein Frisör namens "Music Stage Barberia" - der Besitzer ist ebenfalls Musiker. Konkurrenz für den musikalischen Aspekt meines Vorhabens sehe ich darin nicht, da die Tätigkeit tatsächlich die Friseurtätigkeit ist und ja, dort läuft zwar Musik, aber es ist eben ein Frisörladen. Ursprünglich wollte der Besitzer auch mal einen Live-Musikaspekt integrieren, hat das aber nicht verfolgt.
Im oberen Stockwerk hat einen gewissen Nachteil: die Laute schauen für gewöhnlich nicht hoch. Wie man weiter unten auf den Fotos sieht, kompensiert der höher gelegene Platz dies in gewisser Weise. Und wenn es Abends dann noch blinkt und leuchtet, zieht das durchaus Aufmerksamkeit. Auch könnte man durchaus mit einem geschickt positionierten Schild, welches leuchtet und eventuell gar einen Lautsprecher inne hat, die Blicke ziehen. Auf der anderen Seite bietet das obere Stockwerk natürlich einen coolen Ausblick über den davor liegenden Park/Platz. Auch die Parkplatzsituation ist eher "suboptimal".
Ich habe die Vermieterin schon angeschrieben, hatte jedoch noch kein Gespräch mit ihr. Die exakte Größe konnte ich noch nicht ausmessen, kenne aber den Frisörsalon (dort habe ich bereits gespielt), welcher im Grunde genau die gleiche Größe hat. Wie die alte Location insgesamt nicht riesig, aber breiter und weniger tief. Am Ende aber mir zusagend, da ich auch keine riesige Location will - diese muss ja auch ausgestattet und die Miete dafür eingespielt werden.
In der oben verlinkten Streetview sieht man im Erdgeschoss ebenfalls einen freien Laden - und natürlich ist dieser Ort geil mit all den Glasfronten 4 oder gar 5-fach so groß, kostet aber auch 4 Millionen Guaraní Miete (aktuell 513.28 USD). Das ist mir viel. Das ist nicht zu teuer, im Vergleich zu anderen Lokalitäten, aber mir zuviel. 1.2 Millionen sind okay - das kann ich mit Leichtigkeit generieren ohne Druck im Nacken. Aber bei 4 Millionen Miete + Unterhalt + Personalkosten, ... Nee, den Druck gebe ich mir nicht. Zumindest nicht alleine. Das wäre als Büro für mich alleine zu groß und für den musikalischen Aspekt eine Menge Arbeit zu finanzieren. Und letztlich soll der Musikaspekt ja finanziell der sekundäre Aspekt sein - erstmal habe ich genug digitale Tätigkeit fertigzustellen. Innerhalb der aktuellen Pläne... Klar ist die untere Location geil... Aber alleine will ich mich nicht diesem Kostendruck aussetzen. Wie dem auch sei...
Weil ich bereits im letzten Artikel davon sprach, das die aktuell anvisierte Location im Grunde vom ganzen Platz aus sichtbar ist, habe ich euch mal 2, 3 Fotos gemacht.

I get your view what you mean with it. The "in peace & quiet" is more related to get away from the things which are going on around my private living space. I loved to work from home, but last time (because I try to work at the day time), there are more and more distractions - so for my digital business activities, I think it will be good when I have a dedicated work space which offer a clearer focus of being there.
In private I prefer to be in a natural surrounding without any city noises, but for the activities I am planning to do there, I have to look for good infrastructure. Maybe you saw in the first post that at the weekends evening I like to do DJing there - so this location has multi usage.
